Cities and public agencies

Early work on a district, alongside city staff.

Much of the work on a district happens before a developer is chosen: studying what a site can hold, setting the terms of a partnership, and planning how the community takes part.

Now City Labs, our services arm, takes on that early work in scoped engagements: feasibility studies, capacity for city teams, and partnership structuring. We work with cities that want to partner on shared outcomes such as housing, walkable streets, climate adaptation and a stronger tax base.

Once a partnership is in place, the project moves through the usual developer and city channels.

Landholders and developers

District-scale land and buildings.

Now City Labs works as owner's representative and strategic advisor on district-scale projects, from the first reading of the land through construction and operations.

We focus on districts because energy, water, mobility and public space can be planned as shared systems at that size. Any landholder interested in regenerative development is welcome to reach out, whatever the size of the site.

Design, engineering and industry partners

Firms that build regenerative districts.

We bring architects, landscape architects, engineers, builders and manufacturers into each project at the stage where their work matters most.

We look for firms that work on walkable urbanism, mass timber, district energy and water systems, adaptive reuse, and factory-built housing. Now City Homes is also forming its network of manufacturers and builders.

Capital partners

Project capital and investment in Now City Inc.

These are two separate conversations.

Project capital. Our projects combine equity and debt from institutional, family-office and mission-aligned partners, with public tools where they apply: housing tax credits, tax-increment financing, public infrastructure financing and philanthropic capital. Capital is structured around the long-term operating model of each place.

We hire as the work requires, across development, urban design, capital, operations and engineering.

People with experience in walkable urbanism, district-scale infrastructure, public-private partnerships or institutional capital are welcome to introduce themselves. Interns and project collaborators are welcome too.
