A ~22-acre neighborhood on the Willamette in West Salem: walkable and green, peaceful and lively, fresh but familiar. Housing, work, play, food, wellness, and mobility in one connected daily life. The best of the past and the future.
In Salem, Oregon, the under-appreciated capital, Now City is the master developer catalyzing the transformation of an aging light-industrial corridor into a high-density, mixed-use innovation and entertainment district. The measure of success is concrete: homes calibrated to local incomes, daily needs within a short walk, streets that are green and safe, and a riverfront that belongs to the whole city. The City has already rezoned the area to support the shift, creating a rare window where land use, policy, and market momentum are aligned.
The strategy begins with an incrementally phased 5.29-acre mixed-use development and scales across the ~22-acre assemblage, which Now City assembles, entitles, and master-plans, then develops and holds for the long term, activating regional mobility and landmark attractions and deploying a new generation of regenerative urban infrastructure across the district.
Now City’s mission is to accelerate the transition to regenerative, resilient, and equitable communities and cities.
Restore the natural systems that sustain daily life (clean air, water, soil, and food), improving personal health while rebuilding ecological function at the neighborhood and district scale.
Homes, mobility, energy, food, and social systems are designed to perform under stress (climate and economic disruption), strengthening household security and community-wide stability.
Designing around the realities of caregiving, childhood, aging, mobility independence, and access to opportunity improves daily life for individuals while creating more stable, connected, and inclusive communities for all.

Most development optimizes for a single asset, a single capital structure, and a single transaction - Now City optimizes for a place over decades, treating a neighborhood as a coordinated system rather than a portfolio of buildings.
Off-site fabrication, kit-of-parts assembly, healthy materials. Better quality, less waste, faster delivery.
Energy, water, mobility, and ecology, sized at the district scale. Lower capex and opex; resilience as a byproduct.
Walkable streets, civic gathering, local economic development, community programming. Places people actually want to be.
Capital structures designed for long-term stewardship, not short-term exit. Aligned ownership across residents, operators, and investors.
